Questions agents ask
Anything else? Call (908) 315-5615 or email [email protected].
Which states do you cover?
Most of them. In most states a title exam doesn’t require a license, so we can examine searches from nearly anywhere. A few states require an attorney to certify title; if your file is in one of those, we’ll tell you up front.
What does “one business day” mean?
Files received by 2 PM Eastern on a business day come back by end of the next business day. Files received after 2 PM are due by end of the second business day. Rush files received before noon Eastern can come back the same day. Weekends and federal holidays don’t count as business days.
Do you run the search too?
Send us the search and we examine it. If you don’t have a searcher in the county, mention it in the notes and we’ll let you know what we can arrange.
What format is the exam in?
A clean report with vesting, chain of title, Schedule B-I requirements, Schedule B-II exceptions, liens and taxes, and curative notes, ready to drop into your commitment. You choose PDF, Word, or both. It arrives by email and stays in your client portal for download any time.
What should I send?
Your full search package: the owner’s and encumbrance search, judgment and lien searches, tax search, copies of recorded documents, and the prior title policy if you have one. If something’s missing, we’ll tell you within the hour rather than guess.
Which underwriters do you work with?
Any major underwriter. Tell us which one on the order form, along with any special requirements, bulletins or approvals that apply to the file. We build them into Schedule B-I and flag anything that needs the underwriter’s sign-off.
What if I have questions or something needs fixing?
Email us and the examiner who worked your file answers, usually the same business day. If we missed something in the file you sent, we correct the exam at no charge.
How do I pay?
When you send a file, you save a card through Stripe, our secure payment processor. We charge it after your exam is delivered: $75 residential or $125 commercial, plus any rush or extra-work fee you approved by email. Agency volume accounts are charged once a month.
What if there’s a foreclosure in the chain?
We flag it in the exam. Depending on the state and your underwriter, a past foreclosure may need a closer look to confirm it was carried out properly, for example that the required parties were included and the sale was completed. If your file needs that review, we tell you what’s involved and quote it before doing the work.
Is there an easier way to order if I send files often?
Yes. Sign in to the client portal with just your email. Your details, underwriter, delivery format and card are saved, so a new order takes about a minute, and every exam you’ve ordered is there to download.
Can I just email the file?
Yes. Send it to [email protected] with the property address and closing date, or call (908) 315-5615. We’ll send you a secure link to save your card before we start.
Can I cancel an order?
Yes. Cancel before we start and there’s no charge. After we start, it’s half the base fee. If we miss your due date for a reason on our end, you can cancel that file free. Full details are in our Terms of Service.
Is there a contract or minimum?
No. Send one file or a hundred. Agencies sending regular volume can ask about monthly rates.
Is my file kept confidential?
Yes. Files are stored in a private, access-controlled account, used only to prepare your exam, and aren’t shared with anyone outside the examining team.
